Repair or replace your roof?

A leak is a reason to look closer. It does not tell you the whole roof needs to go. Start with the damage, then look at the roof around it.

Start with what you can see

Write down where you noticed the leak and when it appeared. Photos from the ground can help show missing shingles or storm damage.

Keep your feet on the ground. A stain inside may be far from the spot where water entered the roof.

  • Where did the water or stain appear?
  • Did it follow rain or wind?
  • Has this area been repaired before?

Look beyond the damaged spot

A roof is more than its outer covering. Flashing, underlayment, and the deck beneath it all affect how water stays out.

A repair may make sense when damage is limited and the surrounding roof is sound. Widespread wear or repeated leaks may point toward replacement.

  4. Deck

Ask what each option solves

Ask us to explain the source of the problem and what a repair would cover. Then ask what it would leave in place.

Age is part of the picture. Material, past work, and current condition matter too. An inspection helps turn those details into a plan.

  • What damage did you find?
  • Can the damaged area be repaired on its own?
  • What work would a full replacement include?
  • What is still unknown until the roof is opened?

Put the next step in writing

Compare written scopes before you compare totals. A small repair and a full replacement solve different problems.

We explain the work so you can ask questions before you choose. Tell us what you have noticed when you request an estimate.
